221 Mott Street is a 5-story, 18-unit old-law tenement building located in Nolita and owned by Steve Croman. The building has experienced recurring issues with heat and hot water systems throughout 2024 and into 2025, with multiple emergency complaints indicating problems with both apartment-specific and building-wide systems. Notably, from February to April 2024, there were several complaints about heat and hot water outages, most of which resulted in HPD being unable to gain access for inspections.

More recently, in May 2025, there were multiple plumbing/water supply issues, with at least one of these complaints being classified as an immediate emergency.
