The four-story, 10-unit building at 49 Downing Street in the West Village, owned by Stable 49, Limited, has experienced recurring water-related issues over the past several years. Most notably, there is currently an open emergency water leak complaint from April 2025 reporting heavy flow conditions.

This latest issue follows several previous incidents, including multiple slow water leak complaints in March 2019 that resulted in violations, and a heavy flow water leak in December 2018 that was resolved without violations. In 2019, there were concerns about building stability, with three complaints regarding building shaking/vibrating recorded in March of that year, though only one resulted in an Oath violation. The building has undergone various maintenance inspections and repairs, most notably in October 2020 when violations were issued regarding fire retardant materials and ceiling painting requirements in the first-story public hall.

Additional violations from 2019 showed issues with missing newel post metal caps on stairways and concerns about roof leaks affecting hallway ceilings. Despite these maintenance challenges, the building has maintained a clean record regarding pest control, with no bedbug complaints reported since at least 2018, and recent rodent inspections in 2024 and 2023 showing consistent passing results. A concerning open violation remains on record with the private resident elevator system from September 2019, indicating unresolved issues from a 2017 inspection.
