The four-story, 1920 Old Law Tenement building at 689 8th Avenue in Hell's Kitchen, currently owned by Jordan Forrester, has experienced several significant maintenance issues over the past few years. The most recent concern was a building-wide heat and hot water emergency in November 2022, though inspectors were unable to gain access to verify the problem.

The building has undergone regular rodent inspections, with the most recent one in October 2024 passing without issues, following a pattern of generally successful inspections since 2011-2012, though a "Rat Activity" finding was recorded in November 2018. A sequence of maintenance problems emerged in May 2019, when multiple complaints were filed simultaneously regarding various issues including heavy water leakage, electrical problems (no lighting), appliance issues (electric/gas range), flooring concerns, unsanitary conditions (sewage and pests), radiator problems, and intercom system malfunctions.
