1378 York Avenue is a 5-story, 15-unit Old Law Tenement building constructed in 1910, currently owned by David Magier. The building has experienced several maintenance issues over the past three years, with the most significant concerns centering around electrical systems, heat and hot water, and general building maintenance.

In 2023 alone, there were multiple complaints regarding electrical wiring, heat and hot water (both building-wide and apartment-specific), water leaks, and various appliance issues including an electric/gas range problem. Notably, there are currently two open housing maintenance code violations from March 2023 in Apartment 1C regarding missing carbon monoxide detectors and smoke detectors, though other recent inspections generally resulted in no violations being issued.

The building has shown relative stability in terms of pest control, with no bedbug infestations reported in the past six years, and passed all rodent inspections between 2010 and 2019.
