The 22-unit, 6-story New Law Tenement building at 506 West 113th Street, owned by the Trustees of Columbia University, has faced several concerning maintenance issues in recent years. Most notably, in April 2024, there were multiple emergency complaints regarding mold in the building, along with issues related to the outside porch/balcony. While no violations were issued for the mold complaints, inspections were unable to access certain areas.

Subsequently, four violations were recorded in April 2024 for apartment 1B, including problems with a bathtub, self-closing doors, and defective smoke and carbon monoxide detectors. There are also two active Environmental Control Board violations from 2022 regarding failure to maintain the exterior facade, with associated penalties of $6,250 each, related to defective stucco and window sills. The building's maintenance history shows a pattern of emergency complaints and violations related to various systems and conditions. In 2021, there was a verified heat/hot water complaint, and in 2022, ventilation issues were documented.

The building had an active bedbug infestation report in 2024, though previous years showed no such reports. Importantly, the building's exterior maintenance has raised compliance issues, with violations for failure to submit required facade inspections (FISP Cycle 9A) and maintain the exterior building facade and appurtenances. However, inspections for rodent control have consistently shown successful compliance, with all inspections passing from 2016 through 2025. While some historical complaints from 2019 regarding building stability, illegal activity, and after-hours work were investigated, no violations were warranted at the time of inspection.
