745 Riverside Drive, a 6-story New Law tenement built in 1930 in Hamilton Heights, currently managed by Cathy Spinks, has experienced significant maintenance issues in recent years. Between February and June 2025, there have been multiple complaints regarding heat and hot water issues affecting the entire building, with at least eight separate incidents recorded, though many were duplicates of previous complaints. More recently, in June 2025, ceiling paint/plaster issues resulted in violations being issued to the property owner.

Additionally, there are ongoing concerns with water supply problems, as evidenced by an open complaint from December 2024. The building has documented several serious maintenance and safety issues beyond heating and plumbing concerns. Apartment 1H has multiple open violations as of August 2024, including pest infestations (both roaches and mice), and various repair needs including door issues and damaged ceramic tiles. In 2024, Apartment 2M was identified as having mold and floor problems, while a violation from April 2024 indicates missing bedbug reports.

The building's elevator system has also presented recurring issues, with multiple complaints in 2019-2022 regarding single device operation and building shaking. Infrastructure concerns extend to exterior maintenance, with a 2022 violation noting cracks in exterior building walls. More recently, there have been active violations related to energy efficiency reporting requirements, with failures to submit Energy Efficiency Reports (EER) and display Energy Efficiency Scores dating from 2020 onwards. While rodent inspections in early 2025 showed passing results, previous inspections in late 2023 had documented rat activity, indicating ongoing pest management challenges.
