502 West 167th Street is a 12-unit, 6-story New Law tenement building in Washington Heights, owned by Michael Katz and constructed in 1916. The building has experienced several significant maintenance issues in recent years, most notably recurring problems with heat and hot water across the entire building, with the most recent complaints filed in May 2024 that were not adequately addressed during HPD's inspections.

Between January and April 2024, multiple violations were documented in Apartment 8, including issues with water leaks (both heavy flow and slow leaks), and problems with paint and plaster on ceilings and walls. There are currently active Housing Maintenance Code violations related to plaster and water leak repairs in Apartment 8, and a new emergency mold complaint was filed in June 2025. The building has has multiple regulatory non-compliance issues, including four active violations as of June 2023 for failure to file external low-pressure inspections between 2019 and 2022.

However, the building has maintained a good record regarding pest control; there have been no reported bedbug infestations in any of the annual filings from 2019 to 2025, and recent rodent inspections in October 2024 and December 2023 passed without incident. The building has also undergone regular rodent inspections over the years, consistently passing these evaluations since 2016, with bait applied during the 2014 inspection. A single complaint about unauthorized work was filed in 2020, but no violations were found during the inspection.
