474 East 145th Street, Bronx, NY 10454

The three-story, two-family house at 474 East 145th Street in the Mott Haven neighborhood, owned by Able Green, has been subject to several notable incidents over recent years, with the most significant being flooring-related issues. Between February and September 2023, two separate flooring/stairs complaints were filed and subsequently closed by the Department of Housing Preservation and Development (HPD), with one categorized as an emergency.

Prior to this, in 2021, there was a non-emergency complaint regarding unsanitary garbage/recycling storage conditions that was also resolved without violations being issued. The building has experienced three separate investigations regarding potential illegal conversions between February and November 2021, with complaint numbers 2313002 and 2315309 specifically related to this issue.

All these investigations, however, were marked with the same outcome: the inspector was unable to gain access to the property on their second and final attempts. More recently, in March 2023, there was a complaint about illegal work/no permit/change in occupancy use, which also resulted in inspectors being unable to gain access. It's worth noting that in all these cases of inspections, no violations were ultimately issued, suggesting the complaints may not have been substantiated upon investigation.
