The five-story tenement building at 1153 Boston Road in Morrisania, owned by Michael Chookasezian and constructed in 1900, has experienced numerous maintenance issues in recent years. Most notably, there were two heat and hot water complaints in late 2024, one affecting the entire building and another specific to an apartment, though neither resulted in HPD violations. The property has a significant history of plumbing, plaster, and flooring problems, with multiple complaints in 2024 that HPD was unable to access for inspection.

Between March and July 2024, issues with mold, water leaks, and pests were reported, though no violations were issued following HPD inspections. More recently, in June 2025, multiple violations were documented, including issues with mold, pests, flooring, water leaks, wall conditions, and door problems. Of particular concern, there is an open Class C violation from December 2024 regarding a roach infestation in Apartment B (1st floor).

The building has also faced structural and safety challenges, including a fire incident in Apartment 3C (4th floor) in July 2024. Previously, in 2022, there were serious concerns about an illegal cellar conversion, though this was addressed through an Oath violation.
