911 Bryant Ave, Bronx, NY 10474

The 4-story, 6-unit building at 911 Bryant Avenue in Hunts Point, owned by Simon Tinaj, was completed in 2022 and has experienced a series of maintenance issues over its operating period. Most notably, in December 2024, the building faced multiple incidents requiring attention, including problems with water leaks, smoke detector safety concerns, flooring issues, and wall conditions, all of which were classified as either emergency or non-emergency by the Housing Maintenance Code.

During this same period, there were also complaints regarding electrical lighting issues and problems with an electric/gas range appliance. Prior to these December incidents, the building experienced a heat and hot water emergency in late September 2024.

The Department of Buildings conducted two inspections in 2023 and 2024 (March and August) based on sweep complaints, but in both cases determined that no violations were warranted at the time of inspection. While most recent complaints have been formally closed based on reported corrections, the clustering of multiple maintenance issues in December 2024, particularly involving safety systems like smoke detectors, may warrant attention. All complaints received in December 2024 were closed within a few days after the building management indicated that the reported issues had been corrected.
