This four-story, 16-unit New Law Tenement building at 2283 Tiebout Avenue in Fordham, built in 1925 and currently owned by Heng Ly, has experienced significant maintenance challenges in recent months. Between April and May 2025, the building has had multiple open complaints including water leaks (both heavy flow and slow), issues with paint/plaster on ceilings and walls, window frame problems, and electrical lighting concerns.

More concerning are the emergency violations for mold and a gas/electric range issue in May 2025, though some of these complaints were subsequently closed following HPD inspections. The property has maintained a clean record regarding bedbug infestations, showing no reported cases in the past four years.
