2081 Anthony Avenue, Bronx, NY 10457

The 12-story, 38-unit building at 2081 Anthony Avenue in Fordham, owned by Moses Freund, was constructed in 2023 and has since experienced several maintenance issues that warrant attention. Most recently, in October 2024, there were two related complaints about door and intercom/buzzer systems that HPD attempted to inspect but could not complete the inspections. Earlier in the same month, there was an emergency heat/hot water issue in an apartment that was reportedly resolved upon HPD's follow-up.

In its inaugural year (2023), the building experienced water leak and ceiling plaster issues in March, both of which were inspected by HPD with no violations found. Currently, there are two active or recently closed complaints with the Department of Buildings. An electrical wiring complaint from June 2025 was marked as "Inspector Unable To Gain Access," and there is an active elevator complaint from June 2025.

In March 2024, there was a construction safety compliance issue that resulted in an Oath Violation being served. On a positive note, the building has shown no evidence of bedbug infestations, with reports for the filing periods of 2023-2024 and 2022-2023 indicating zero infested, eradicated, or re-infested units. While the building is relatively new and has maintained a clean record regarding pest issues, the recurring door/intercom problems and current elevator complaint suggest ongoing maintenance challenges that should be monitored.
