The 162 West Kingsbridge Road building, a 6-story, 50-unit structure built in 2003 and currently owned by Lonny Lieberman, has experienced several concerning issues in recent months and years. Between January and March 2025, multiple service requests were filed regarding various maintenance problems, including unsanitary conditions (sewage and pests), ventilation system issues, appliance malfunctions, door frame problems, plumbing concerns, and safety hazards related to smoke detectors. Interestingly, in each of these cases, HPD inspectors were unable to gain access for inspection, leading to the closure of these complaints due to lack of response from the building management.

The building has also faced recurring pest issues, with rodent activity reported throughout 2023 and 2024, though a compliance inspection in August 2024 passed. An emergency situation concerning the electric/gas range and a safety concern regarding the smoke detector were among the more serious complaints in 2025. The building's elevator system has been a notable focus of complaints, particularly between 2019-2020, with multiple reports about the single-device elevator being out of service and violations regarding door lock monitoring.

Two ECB violations were issued, one for a door lock monitoring issue in 2020 (with a $1,250 penalty) and another for service outage in 2019. More recent building maintenance issues include failures to file required energy benchmarking reports in 2023 and technical reports in 2019, though these violations were ultimately dismissed. On a positive note, the building's bedbug reports from 2021-2024 show zero infestations, and there have been no significant complaints regarding the building's general condition in recent months.
