The five-story, 11-unit tenement building at 2601 Bainbridge Avenue in Fordham, owned by Maurice Mckenzie, has experienced numerous maintenance and safety issues in recent years. Most notably, there has been a troubling pattern of heating and hot water problems throughout 2024-2025, with multiple emergency complaints documented between November 2024 and February 2025. The building is currently under construction, with an active lead dust complaint in common areas as of January 2025.

In December 2023, serious violations were issued regarding unauthorized conversions of Apartment 2S into a five-family dwelling, leading to $240,000 in penalties, though these violations appear to be in a resolved status as of 2025. The building has faced significant infrastructure challenges, including a power outage and multiple heating system failures in late 2024, and more recently, electrical wiring concerns in January 2025, though inspections did not warrant violations at that time. Rodent activity has been consistently documented throughout 2024-2025, with multiple inspections showing evidence of rat presence and bait application.

Earlier in 2024, several apartments were found to have various issues, including fire damage in units 1N and 3N, gas supply problems in units 1S and 2N, and general maintenance concerns such as defective windows in common areas and required repairs in public hall areas.
