1111 Boynton Avenue is a 2-story, 4-unit residential building located in Soundview, built in 1928 and currently owned by Loreto Goris. The property has experienced recurring heating and hot water issues over the past several years, with multiple complaints filed between 2019 and 2024, including four emergency complaints in late 2022 and one as recently as December 2024.

These heating system failures have occurred throughout the building and in individual apartments, with HPD often unable to gain access for inspection. The building also had an electrical lighting issue in July 2023 that resulted in violations.
