The 2-family house at 1466 Rosedale Avenue in Parkchester, currently owned by Babak Khodabakhsh, has experienced multiple maintenance issues over recent years, with the most significant cluster of problems occurring in September 2021. During this month alone, the building faced several concerning issues, including violations related to unsanitary conditions (with reports of mold and pests), a water leak with heavy flow, smoke detector safety concerns, plumbing problems including toilet issues, and ceiling paint/plaster violations.

While some of these complaints were ultimately resolved without citations, the building's condition raised multiple red flags during this period. In June 2022, there was another wave of maintenance concerns, all of which were addressed within an 8-day period and included multiple emergency issues: problems with smoke detectors, electrical lighting, and plumbing comprising sink/basin issues.
