1516 Beach Avenue, Bronx, NY 10460

1516 Beach Avenue is a 5-story, 29-unit residential building constructed in 1927, currently owned by Tony Guillen. The property has experienced several maintenance issues in 2025, including multiple complaints filed in April regarding unsanitary conditions (specifically pests), door problems, appliance issues (electric/gas range), flooring concerns, plumbing problems (basin/sink), and cabinet concerns. While these complaints were documented and assigned violation categories, HPD inspectors were unable to gain access to conduct inspections, resulting in the closure of these complaints due to lack of response.

Prior to this, in early 2025, there was a heat/hot water complaint affecting the entire building that was verified as corrected by HPD. The building has faced some notable regulatory violations in 2024, including an open Class C violation for a roach infestation in apartment 21. Other issues documented in 2024 included inadequate lighting at the south fire passageway, obstructed fire escapes due to flower pots and an air conditioner on balconies, and problems with the building entrance door locks and self-closing mechanisms.

The property has also passed multiple rodent inspections between 2011 and 2022, with the most recent inspection in 2022 showing compliance, although there was one failed inspection in 2011 for other reasons.
