The two-story, three-unit residential building at 763 Van Nest Avenue in the Van Nest neighborhood, owned by Pinkhas Kalantarov, has experienced several significant events over recent years that warrant attention. Most notably, the building has consistently failed to comply with Housing Maintenance Code requirements regarding annual bedbug reporting, with open violations recorded in 2021, 2022, 2023, and most recently in April 2024. These recurring violations indicate ongoing challenges with compliance to mandated pest control reporting requirements.

In early 2022, the building faced serious safety concerns related to gas utility maintenance, with a complaint resulting in an Oath Violation being served.
