2022 Continental Avenue, Bronx, NY 10461

The two-story, three-unit building at 2022 Continental Avenue in Pelham Bay, owned by Fabio Progni, has experienced several maintenance issues since its construction in 1930. The most significant cluster of problems occurred in mid-2019, when multiple electric system complaints were filed regarding wiring, outlets, and lighting. While some of these complaints resulted in violations, others were closed due to inability of the Department of Housing Preservation and Development (HPD) to gain access for inspection.

During the same period, issues with walls and flooring were identified, including violations for paint/plaster conditions. Additional concerns about unsanitary conditions related to pests were noted, though these complaints were closed without violations. In the years immediately following, the building underwent several inspections that revealed various maintenance needs, particularly in the basement apartment.

Violations recorded in June 2019 included broken plaster surfaces, paint issues, mold conditions, and problems with a radiator shut-off valve. More recently, the building has been in compliance with bedbug reporting requirements, with the most recent report from April 2024 indicating no infested units during the reporting period. Rodent inspections from 2012 and 2019 show mixed results, with a failed initial inspection in 2012 followed by passed inspections in 2019 and 2024. A notable pattern emerges of the building being responsive to most violation notices, as evidenced by the subsequent passing of inspections following reported issues, though there were multiple instances of HPD being unable to inspect certain conditions in 2019.
