The three-unit residential building at 1015 Burke Avenue in Williamsbridge, owned by James Kersey, has experienced several concerning structural and safety issues in recent years. Most notably, in May 2025, multiple significant problems were documented, including a sloping kitchen floor in Apartment 2, water damage causing flaking plaster and sheetrock issues in the first-floor hallway, and a crack at the parapet level of the front facade.

These issues were formally recorded as an active Department of Buildings violation. Just prior to this, in May 2025, residents reported disturbing building vibrations that warranted an inspection, resulting in the issuance of building violations.

The building's electrical systems also raised concerns in February 2022, when a complaint about defective or exposed wiring was filed, though no violations were found upon inspection. On a more concerning note, despite having no confirmed infestations in the past year, the building reported unusual bedbug activity in May 2025, covering the period from November 2023 to October 2024, though the report indicated zero actual infestations or eradications during this timeframe. The two-story, 3-unit structure, built in 1920 and classified as HERETOFORE CONVERTED CLASS A, has encountered persistent maintenance challenges in recent years, with particular attention needed to address both structural and electrical systems.
