The four-story, six-unit Old Law Tenement building at 110 Smith Street in Boerum Hill, currently owned by Abdul Mubarez, has experienced several significant maintenance issues over the past few years. Most notably, there were two heat and hot water emergencies in 2022, one affecting the entire building in June and another affecting individual apartments in December, though in both instances, HPD was unable to gain access to inspect the reported conditions.

The building has also faced recurring bedbug reporting compliance issues, with open violations in 2024 and previous violations in 2023, 2022, and 2021, all related to the failure to file the required annual bedbug report, despite the 2023 report showing zero infested units and no units requiring extermination. In terms of structural and safety concerns, the Department of Buildings issued an Environmental Control Board violation in July 2021 regarding exterior issues, noting missing bricks under white gutters on the rear of the building and deterioration of decorative wood with cornice on the Smith Street side.

This violation was resolved with a $625 penalty. A Special Operations Compliance Inspection in April 2022 resulted in no violations being warranted at the time of inspection. While the building has had its share of maintenance challenges, it's worth noting that the bedbug situation appears to have been effectively managed, with the most recent report showing no active infestations, though the recurring violations indicate ongoing compliance issues rather than active infestations during the reporting period.
