The 4-story, 8-unit residential building at 446 Gates Avenue in Bedford-Stuyvesant, owned by Eli Fisher, has experienced several concerning issues in recent months. Most notably, between June and August 2024, the building faced multiple complaints regarding unsanitary conditions, including recurring instances of mold, water leaks, and pest problems, though inspections by the Department of Housing Preservation and Development (HPD) did not result in any violations being issued. The building has also had ongoing issues with its entry and internal doors, with multiple complaints in 2024 regarding door problems, some being classified as emergencies.

Recent inspections in 2024-2025 indicate ongoing pest control challenges that the management should address promptly to maintain basic living conditions.
