The newly constructed 21-story residential building at 101 Fleet Place in Fort Greene, owned by Joel Kohn, officially opened in 2023 containing 294 units. The property has experienced several notable incidents since its completion, with the most recent being a heat and hot water complaint in January 2024, which was promptly addressed and verified as corrected by the Department of Housing Preservation and Development.

Prior to that, in May 2023, there was a rodent sighting incident investigated by the Department of Health and Mental Hygiene, which resulted in identified violations requiring follow-up inspections. The building's construction and early occupancy period from 2023 to 2025 has seen multiple construction-related complaints, particularly throughout 2024, with various issues including construction safety compliance violations, concerns about site conditions endangering workers, and reports of illegal after-hours work.

While many of these complaints were investigated and found to warrant no violations at the time of inspection, some resulted in enforcement actions such as Oath Violations being served. Notably, in June 2024, there were multiple construction safety compliance actions, and one instance of a Stop Work Order that was fully rescinded shortly thereafter.
