241 Montrose Avenue is a 6-unit, 3-story old law tenement building located in East Williamsburg, owned by Joe Falkowitz and dating back to 1920. The property has experienced several significant maintenance issues in recent years, with the most pressing concerns centering around water-related problems. In July 2023 alone, there were two documented water leak incidents in Unit 1L, including one classified as an emergency due to heavy flow, which resulted in multiple violations requiring repairs to the bathroom waste line, ceramic floor tiles, and water leaks at ceiling in both the kitchen and bathroom.

These violations were certified as corrected by September 2023.
