464 Central Avenue, a three-story, six-unit New Law Tenement building in Bushwick owned by Linda Vera and constructed in 1904, has experienced recurring heat and hot water issues over the past two years. Most notably, between November 2023 and February 2024, there were multiple complaints about lack of heat and hot water affecting the entire building, with several complaints resulting in inspections where access was not granted or conditions were subsequently reported as having been resolved.

The building has also faced other maintenance issues, including window frame problems and wall plaster concerns in February 2024, though these inspections did not result in any violations. The building has had several violations addressed between 2022 and 2024, including a safety issue in Apartment 3B involving non-operable smoke and carbon monoxide detectors (April 2023), and two Class A violations from December 2024 regarding an improperly maintained building entrance door and missing registration sign.

However, no bedbug infestations have been reported in the past five years, and recent rodent inspections in 2022, 2024, and 2025 have passed, though there were reports of rat activity in late 2011. While the building has faced significant maintenance challenges, particularly regarding its heating system, many of the violations and complaints have been addressed or resolved through inspections.
