The three-story, six-unit tenement building at 37 Sheffield Avenue in Cypress Hills, owned by Brian Price and constructed in 1905, has experienced several recurring maintenance issues in recent months. Most notably, there have been multiple complaints about heating and hot water problems throughout 2025, with the most recent incidents reported in April 2025 affecting both individual apartments and the entire building.

Water leaks have also been a consistent problem, with three separate incidents reported between January and April 2025, and violations were issued in these cases. The building has faced various safety concerns, including issues with smoke and carbon monoxide detectors in February 2025, though these were marked as resolved. The most recent inspection from August 2024 revealed multiple violations in apartment 2R, including water leaks affecting the kitchen and bathroom walls, along with problems requiring plaster repair and repainting in both the kitchen and bathroom.

The apartment was also cited for a roach infestation which appears to be currently classified as an open violation. Historical records show a building shaking/vibrating complaint in February 2020 which was inspected but found not to warrant any violations. While the building has maintained a pest-free record for bedbugs since 2021, recent rodent inspections in 2025 have shown persistent rat activity, with bait applications recorded in April, May, and July 2025.
