The 469-unit, 9-story residential building at 96 New Lots Avenue in Brownsville, owned by Mario Procida and completed in 2018, has experienced recurring infrastructure challenges, particularly regarding heating and plumbing systems. In recent months (2025), the building has faced multiple heat and hot water outages, with at least seven documented complaints, including an active complaint from March 2025. There have also been several water supply issues reported in April 2025.

The building's elevator systems have been a persistent concern, with multiple Department of Buildings complaints and Environmental Control Board violations throughout 2022-2024, particularly regarding improper operation and maintenance. These elevator issues resulted in fines totaling approximately $6,665. The building has had various maintenance and safety issues, including water leaks (both slow and heavy), plumbing problems affecting bathtubs, sinks, and an electric range reported in mid-2025.

Tenants have also reported pest problems, with open violations for mice and cockroach infestations in apartment 3G noted in July 2024.
