529 East 95th Street, Brooklyn, NY 11212

The 4-unit, 2-story New Law Tenement building at 529 East 95th Street in East Flatbush, owned by The Murray Family Trust since 2003 and constructed in 1920, has experienced significant heating and hot water system issues in the early months of 2025. Between January and February 2025, there were eight documented complaints about lack of heat/hot water in the entire building, with several requiring emergency responses from the Department of Housing Preservation and Development (HPD).

While some complaints were resolved when occupants reported restored services during inspections, others resulted in HPD being unable to gain access for verification. More recently, in May 2025, there is an ongoing concern about construction lead dust in common areas, reported to the Department of Health and Mental Hygiene (DOHMH). The building has also faced multiple maintenance challenges in 2024-2025, including an open violation regarding a defective carbon monoxide detector in apartment 2R (as of late 2024) and previous issues with rodent infestations (mice and roaches) in apartment 1F, which were addressed through the issuance and subsequent closure of violations.

Other documented violations from late 2024 include problems with the building's heating system access, hot water availability in apartment 2R, and electrical service to common areas. Notably, the building has consistently reported no bedbug infestations in its annual filings since 2019, and a complaint about work without a permit was inspected in March 2024 with no violations found. While there have been multiple emergency complaints and violations, most have been promptly addressed and closed, except for the more recent issues in 2025 which remain under investigation or in progress.
