The three-story residential building at 200 East 40th Street in East Flatbush, owned by Nicole Murray and constructed in 2008, has experienced several concerning maintenance issues in recent years. Most notably, in early 2025, there were emergency complaints about unsanitary conditions related to pests and mold, though the Department of Housing Preservation and Development (HPD) was unable to complete inspections in response to these complaints.

During the latter half of 2022, the building faced multiple maintenance challenges, including both emergency and non-emergency issues. These included problems with electrical systems (outlets, switches, and lighting), plumbing facilities (sinks and toilets), and various structural elements such as walls, ceilings, and cabinets.

Despite the number of complaints, inspections conducted by HPD in December 2022 did not result in any violations being issued. Additionally, there was one Department of Buildings complaint in September 2022 regarding water retention and drainage issues, though this was inspected the following day and no violations were found. The building's most recent documented issues (pests and mold) represent the only ongoing maintenance concerns as of March 2025, with the HPD indicating that the inspection could not be completed and suggesting that additional service requests may be necessary if the conditions persist.
