3016 - 302 Beverley Road, Brooklyn, NY 11226

The three-story, six-unit tenement building at 3016-302 Beverley Road in East Flatbush, owned by Dorothy Wade and constructed in 1931, has experienced numerous maintenance issues in recent years, particularly regarding heating and plumbing systems. Between November 2024 and February 2025, there were multiple complaints about heat and hot water issues, with at least one complaint affecting the entire building, though Housing Preservation and Development (HPD) inspectors frequently were unable to gain access for inspection. The building has also faced recurring plumbing problems, particularly involving sinks, with similar access issues during inspection attempts.

A safety inspection in September 2024 regarding smoke detectors resulted in no violations. Historical issues include a significant water leak complaint in June 2021, and between 2018 and 2024, the building received four Class A violations related to bedbug reporting requirements that were subsequently closed. Currently, there are two open Department of Buildings violations from June 2023 regarding the failure to file external low-pressure inspections for 2019 and 2021.

Other outstanding 2018 violations involve requirements for proper building signage, gas leak procedures, self-closing doors at the vestibule, and the presence of an auxiliary cable at the roof ladder. The building has a history of inspection attempts not resulting in violations, including checks for heat/hot water issues and plumbing problems. While HPD has consistently responded to complaints, building entry access issues have been a recurring theme in several recent complaints. The last rodent inspection conducted in October 2011 showed compliance with NYC regulations.
