The 6-unit, 3-story New Law tenement at 3013 Newkirk Avenue in East Flatbush, owned by Ryan Colbert, has experienced several recurring maintenance issues throughout 2023-2025. Most notably, the building has faced ongoing water-related problems, with multiple complaints about heavy and slow leaks, particularly affecting the first, second, and third-story hallways. There were also significant concerns about heating and plumbing systems in early 2025, with multiple complaints regarding lack of heat and hot water, though these issues were reportedly resolved upon inspection.

The building underwent several inspections in late 2024 which revealed multiple violations including a water leak affecting all stories of the public hall stairs, broken glass at the entrance door, missing baluster at the third-story handrail, and encumbrances in hall areas.
