The 315 Fenimore Street building, a 4-story New Law Tenement constructed in 1931 and containing 24 units, has experienced several recurring maintenance and safety issues in recent years. Most notably, between June and July 2025, multiple complaints were filed regarding various conditions including floor maintenance, mold presence, water leaks, and issues with paint/plaster on walls and radiators.

Several of these complaints resulted in Housing Maintenance Code violations, though HPD inspections generally concluded that the observed conditions did not violate housing laws. Prior to this, in December 2024, building inspections documented various maintenance issues in Apartments A5 and D4, including problems with floors, walls, radiators, windows, and plumbing, which were subsequently certified as corrected in early 2025. The building's history includes multiple Department of Buildings (DOB) complaints in 2023 regarding potential unauthorized work and structural concerns, though inspectors were unable to gain access during these visits.

A significant building violation from May 2023 noted problems with the parapet, corrosion of lintels, and blocked egress in the cellar breezeway. Environmental Control Board (ECB) violations from 2021 through 2023 indicated ongoing maintenance challenges, particularly regarding building walls, windows, and compliance with orders to correct hazardous conditions. Despite these issues, the building has maintained a clean record regarding bedbug infestations and passed recent rodent inspections in July 2025 and March 2018, demonstrating at least some attention to pest control and sanitation standards.
