180 Erasmus Street, a 27-unit, 4-story New Law Tenement built in 1925 and currently owned by Naftali Hager, has experienced significant heating system challenges in 2025, with eight separate complaints about lack of heat and hot water affecting the entire building between January and April 2025. Though these issues were typically resolved promptly according to HPD reports, the frequency of these outages within such a short period raises concerns about the building's heating infrastructure.

In addition to the heating issues, a March 2025 inspection required the Department of Health to respond to a smoking/vaping complaint, and a June 2025 inspection revealed unsanitary conditions related to pests. The building has also faced various maintenance and safety challenges in recent years, including several housing maintenance code violations.

In early 2024, two Class C violations were issued regarding inadequate heat and hot water supply in Apartment D5, and between October 2023 and early 2024, significant maintenance issues were documented in Apartment A4, including pest infestations (mice and roaches) and defective self-closing doors in the vestibule area. Earlier violations from 2023 included plumbing and bathroom maintenance issues in Apartment D2, though most documented violations have been closed following certification of correction. On a more positive note, the building has maintained an active record of rodent inspections since 2022, passing all inspections conducted in 2022, 2023, and 2024, and there have been no reported bedbug infestations in the past four annual reporting periods, with the most recent reports from 2023 and 2024 showing zero affected units.
