The two-story, four-unit New Law Tenement building at 305 East 26th Street in the Flatbush neighborhood, owned by Tamar Victor and constructed in 1932, has experienced numerous maintenance issues throughout 2024, particularly between January and March. During this period, there were multiple reports of water leaks, door problems, and issues with ceiling paint/plaster, with several violations issued.

Most notably, there are currently open violations from February 2024 regarding various maintenance issues in apartment 1R, including defective plaster surfaces, broken ceramic floor tiles in the bathroom, a defective electrical wall outlet, and door-related problems. Additionally, there are open violations from April 2024 related to bedbug reporting requirements and illegal door hardware. In terms of emergency situations, there were multiple 311 service requests between January and March 2024, covering topics such as heat/hot water, plumbing, water leaks, doors, and ceiling issues.

The building has faced challenges with rodent control, as evidenced by multiple inspections between March and December 2023, showing initial reports of rat activity in spring 2023, followed by bait application in July and October, with a compliance inspection in December resulting in a passing score. The most recent inspection, conducted in April 2024, revealed two new violations regarding electrical and water-related issues in apartment 1R. While some complaints were resolved without citations, the frequency and nature of the reported issues suggest ongoing maintenance challenges within the building.
