The three-story, six-unit residential building at 545 McDonald Avenue in Kensington, owned by the Chittagong Association Of North America, Inc., has experienced persistent heating system issues throughout 2024-2025, with multiple complaints regarding lack of heat and hot water affecting both individual apartments and the entire building. Since November 2024, there have been at least ten documented heating-related complaints, including both emergency Housing Maintenance Code Complaints and 311 Service Requests.

Most recently, in April 2025, complaints were made about the entire building's heating problems, though inspections revealed conditions had improved or could not be verified due to access issues. The building, constructed in 1930 and categorized as a New Law Tenement, has also faced various maintenance challenges.

A significant inspection in October 2023 revealed several violations, including an infestation of roaches in apartment 6, issues with fire-retardant plaster in the third-story public hall, and multiple concerns regarding safety equipment such as smoke and carbon monoxide detectors. More recent violations of concern include open violations regarding bedbug reporting requirements, doorway maintenance, and hallway encumbrances, as well as violations related to the building's low-pressure inspection filings from 2020-2022 which have since been dismissed. While documentation shows some inspections resulted in passing grades, particularly for rodent inspections in November 2023, the building continues to have several open violations as of October 2023, with the most pressing ongoing being the heating system problems that have persisted through multiple seasons.
