The 16-unit, 4-story tenement building at 8201 5th Avenue in Bay Ridge, owned by Spiro Kalamaras, has experienced several significant maintenance issues over the past five years. Most notably, in May 2025, the building faced multiple electrical problems, including at least four power outage complaints filed with HPD, three of which were designated as emergencies. There was also a heat and hot water issue reported during the same period.

In January 2019, similar heat and hot water problems affected the entire building, resulting in multiple HPD complaints. The building has an ongoing pattern of bedbug reporting compliance issues, with violations recorded in 2021, 2022, and 2023 for failing to file the annual bedbug report as required under Housing Maintenance Code.
