The 5-unit, 3-story New Law Tenement building at 9218 3rd Avenue in Fort Hamilton, owned by Angela Volandes and constructed in 1926, has experienced multiple significant issues in recent years, with the most pressing concerns arising in early 2024. In February 2024, the building faced several emergency complaints including heat and hot water problems affecting the entire building, cooking gas issues, and fire escape safety concerns.

While the Department of Housing Preservation and Development (HPD) conducted inspections and found no violations for the cooking gas and fire escape complaints, they were unable to access units to verify heat and hot water conditions, which were marked as emergencies. During this same period, there were additional complaints about missing signage. Subsequent investigations in April 2024 revealed multiple open violations, including several concerning safety and compliance issues.

These include requirements for posting proper notices regarding carbon monoxide detectors, gas leak procedures, and heating system keyholder information; providing a shoe for the fire escape's drop ladder; and maintaining the building's registration number signage. There are also multiple open violations related to door issues, including defective self-closing doors at both the roof bulkhead and south entry to the yard, as well as concerns about accumulated debris in public areas. Most recently, in September 2024, a violation was issued for failure to file the 2023 External Low Pressure Inspection report, which remains active as of current records.
