This three-story, five-unit New Law tenement building in Bensonhurst, owned by Jane Lee and built in 1931, has experienced persistent maintenance issues over recent years, particularly in late 2022 when there was a notable cluster of problems. Between November and December 2022, multiple 311 complaints were filed regarding water leaks with heavy flow, window frames, doors, and pest issues, resulting in several violations being issued by the Department of Housing Preservation and Development (HPD).

More recently, by July 2025, the building has accumulated multiple active Department of Buildings (DOB) violations related to failure to file mandatory annual external low-pressure inspections from 2018 through 2022, and there appears to be some ongoing issue with plumbing work supervision following a 2018 notice regarding the suspension of a master plumber's license. In addition to the water-related issues, there are several open Housing Maintenance Code violations from 2023 that require attention, including requirements for bedbug reporting, carbon monoxide detector notifications, gas leak procedures, and general building safety notices.

An inspection in April 2024 specifically noted an open violation regarding the annual bedbug report filing requirement. The building has also had various historical complaints and inspections between 2018 and 2020, including cases of alleged illegal after-hours work, building stability concerns, and plumbing maintenance issues, though most of these were closed with no violations found at the time of inspection. While many of the 2022 problems were resolved, the presence of multiple open violations as of 2024-2025 suggests ongoing challenges with maintenance compliance and documentation requirements.
