The 6-unit, 3-story New Law Tenement building at 773 East 9th Street in Midwood, owned by Majid Davatgarzadeh and constructed in 1925, has experienced several maintenance issues in recent years, particularly between late 2024 and early 2025. Most notably, there is an unresolved heat and hot water issue reported in November 2024 that remains open as of April 2025, and this building has documented problems with water leaks, door issues, and plumbing problems during this period.

A cluster of complaints in late 2024 (November-December) involved heavy water leaks, door problems, and a refrigerator issue, all of which were investigated by the Department of Housing Preservation and Development (HPD) though no violations were found in these particular instances. Earlier in 2024, multiple violations were documented in Apartment 2R, including issues with water temperature exceeding 130 degrees, missing smoke detectors, various plumbing deficiencies, lighting problems, and evidence of vermin infestation.
