This four-story, 16-unit New Law Tenement building in Bensonhurst, owned by Vito Nandulli, was constructed in 1928 and has experienced several significant maintenance issues over recent years, with a particular pattern of heat and hot water problems. Most notably, there have been six documented incidents of heat and hot water outages affecting the entire building between 2018 and 2021, though each time tenants reported that service had been restored by the time HPD investigated.

The most recent incident occurred in July 2023 involving door-related issues, which resulted in HPD violations. The building has also faced multiple safety and maintenance concerns as evidenced by recent violations.

In August 2023, violations were issued for missing smoke and carbon monoxide detectors in apartment 4C, along with issues regarding a defective glass pane in the first-story vestibule door and a faulty locking device at the entrance to apartment 4C.
