2055 Ocean Avenue, Brooklyn, NY 11230

2055 Ocean Avenue is a 6-story, 54-unit New Law Tenement building constructed in 1928, currently owned by Jacob Seidenfeld. The building has experienced recurring heating system issues, with multiple complaints about lack of heat and hot water being reported, particularly during the winter months. Between December 2022 and January 2025, there have been at least eight documented heat/hot water complaints that required HPD intervention, affecting either the entire building or individual apartments.

More recently, in early 2025, additional heating issues were reported. The building has also faced safety and maintenance challenges, including two December 2024 violations for fire safety and maintenance concerns in the 6th-story area, involving a temporary door wedge at a fire door and a loose soffit creating a falling object hazard. In addition to the heating problems, the building has had pest management issues, with a documented mouse infestation in Apartment 1B in February 2023, along with several rodent inspection failures in late 2023 and early 2024.

Safety violations from 2023 included the need for installing or repairing window guards, carbon monoxide detectors, and smoke detectors in Apartment 1B. Recent infrastructure maintenance concerns include two active DOB violations regarding failure to file the 2023 external low-pressure inspection and to display energy efficiency scores. The elevator system has also been a recurring concern, with multiple complaints about single device operation and lack of alternate service between 2022 and 2023, though inspections did not warrant violations. Bedbug reporting records show one infested unit in 2022-2023, while recent filings indicate no current infestations.
