241 Avenue T in Gravesend is a two-family, two-story residential building constructed in 1925 and currently owned by Michael Ciocia, Jr. The property has experienced significant maintenance issues in 2023, with multiple complaints filed in February regarding unsanitary conditions including mold and pests, as well as water leaks, and various maintenance concerns including problems with flooring, ceilings, walls, and lighting.

All these complaints were investigated by the Department of Housing Preservation and Development (HPD), but notably, no violations were issued in any of these cases. Prior to 2023, there were several concerning issues documented in 2022. The building experienced complaints regarding structural stability and shaking/vibrating in August 2022, as well as concerns about illegal conversion and failure to maintain the property during the same period.
