The 4-unit, 2-story New Law Tenement building at 97-22 41st Avenue in Corona, currently owned by Zoila Kozar, has experienced numerous maintenance issues in recent years, with the most significant cluster of problems occurring in early 2022. Between January and February 2022, there were multiple complaints about heat and hot water issues affecting the entire building, as well as problems with paint and plaster conditions.

The building faced several sanitary challenges in February 2022, including reports of mold and pest infestations, with confirmed violations issued by the Department of Housing Preservation and Development (HPD). Apartment 1R on the first floor was specifically cited for various issues during a March 2022 inspection, including mold in the bathroom, defective plastered surfaces, and a cockroach infestation, resulting in multiple open violations that remain unresolved as of 2024.

More recent inspections in 2023 and 2024 have resulted in additional open violations related to the failure to file annual bedbug reports, though the building has passed rodent inspections conducted between 2015 and 2019. There were also brief power outage incidents documented in January 2022, and a complaint about work performed without a permit was filed in January 2022, though the inspector was unable to gain access to verify the conditions. While some of the earlier maintenance issues date back to 2019, when there were rodent sightings in July and September, these appear to have been resolved based on subsequent inspections.
