104-62 Roosevelt Avenue, Queens, NY 11368

The two-family house at 104-62 Roosevelt Avenue in Corona, currently owned by Miriam Vasquez, has experienced several significant maintenance issues since 2021, particularly regarding heating systems. From late 2021 through 2022, there were multiple heat and hot water complaints documented through both 311 service requests and Housing Maintenance Code complaints, affecting either specific apartments or the entire building. Some of these complaints resulted in HPD inspections that revealed violations, while others could not be investigated due to access issues.

The building also has several open Housing Maintenance Code violations from September 2021, including issues with a carbon monoxide detector, a water leak, and pest infestation (specifically roaches) in the first-floor FL apartment, as well as various maintenance problems such as mold, plaster damage, and heating system deficiencies. In addition to these ongoing maintenance issues, there were multiple Department of Buildings complaints in 2021 regarding access for inspections related to illegal conversions, construction permits, and debris concerns, though most were marked as "Inspector Unable To Gain Access" on second attempts. Among these complaints, there was one that resulted in an ECB violation related to renovation work on the second-floor apartment, with a $3,125 penalty imposed.

The building management has received 311 complaints regarding various systems, including security doors, intercom systems, and door/window issues, many of which resulted in violations being issued. More recent data shows some improvement, as the last recorded heat complaint was in December 2022, and several previously open violations were closed or resolved by early 2025. However, as of my last training cut-off in October 2023, the building still has active violations related to heating systems, safety equipment, and maintenance issues that require attention.
