The 14-unit, four-story New Law Tenement at 47-06 48th Avenue in Sunnyside, owned by Gaston Jost and constructed in 1928, has experienced recurring issues with heat and hot water system failures over the past several years. Most recently, in early 2025, there was an apartment-specific heat/hot water issue that was reportedly resolved after HPD intervention, though this was not an unusual occurrence for the building.

Between 2021 and 2022 alone, there were multiple documented heat and hot water complaints affecting the entire building, including incidents in November 2021, January 2022, February 2022, March 2022, and November 2022, with most being resolved shortly after intervention. Additionally, there have been two gas range-related complaints (one in 2024-2025 and another in late 2021), though HPD inspections were either incomplete or access could not be gained. The building has faced various other maintenance challenges, particularly in Apartment 2D, where violations were identified in 2022 related to inadequate heat supply, defective carbon monoxide and smoke detectors, and window and door issues.

While a bedbug report for 2023-2024 was submitted, it indicated zero infestation cases, which has been consistent with previous annual reports since 2019 showing no confirmed bedbug incidents. Notably, there were two building stability-related complaints in late 2019, but inspections found no violations at that time. A recent inspection in March 2023 resulted in a violation regarding the filing of annual bedbug reports, though this appears to be a procedural issue rather than a maintenance concern.
