The three-unit, three-story building at 86-09 Eliot Avenue in Rego Park, owned by Avi Badalov and constructed in 1945, has experienced several maintenance issues in recent years. Most notably, in 2024, there were multiple reported incidents requiring HPD intervention, including problems with the electric/gas range, pest infestations, lighting issues, ceiling concerns, window frame problems, and intercom difficulties.

While these complaints were all investigated and closed without violations being issued, their frequency suggests ongoing maintenance challenges. The building has also undergone some structural and safety scrutiny, particularly regarding alterations made in Apartment 1F.

In January 2024, three separate Housing Maintenance Code violations were recorded, including concerns about a drop ceiling in the kitchen, obstructing bars or gates affecting fire egress, and inadequate gas supply to fixtures.
