This 24-unit, 4-story "New Law Tenement" building in Glendale, built in 1928 and currently owned by Niall Murray, has recently experienced significant maintenance issues throughout 2025, particularly in the spring and summer months. Between April and June 2025, there were multiple emergency complaints regarding doors, plumbing (including steam pipes, basins sinks, and bathtubs/showers), unsanitary conditions (including mold and pest infestations), and flooring problems.

Notably, in July 2024, multiple housing maintenance code violations were issued for Apartment B4, including issues with water leaks, pest infestations (both flies and roaches), defective floors and plastered surfaces, and problems with self-closing doors, though the property received a certification of correction for these violations in July 2024. Despite these issues, it's worth noting that the building has maintained a consistent record of zero bedbug infestations reported in the past six years (2019-2025), and passed a rodent inspection in July 2013. While there are numerous health and safety concerns currently affecting the building, particularly in 2025, these ongoing issues have been accompanied by some inspections and remedial actions, though many inspection attempts were reportedly unable to be completed.
