The four-story, three-unit residential building at 42-20 Bell Boulevard in Bayside, owned by Ioannis Naoum, was constructed in 2012 and has experienced several significant maintenance events over the years. Most notably, in late 2022, there was a heat and hot water emergency affecting the entire building that resulted in violations from the Department of Housing Preservation and Development (HPD).

This incident also led to multiple safety violations being issued on November 4, 2022, including requirements for proper gas leak procedures, carbon monoxide detector notices, and other safety postings in common areas.
