The three-story, three-unit residential building at 82-14 138th Street in Briarwood, owned by Elizabeth Nikfarjam and constructed in 1960, has experienced several significant maintenance issues in recent years. Most notably, there was a heat and hot water emergency affecting the entire building in January 2025, though these services were reportedly restored by HPD during their response.

The building has also accumulated four open Class A violations related to the failure to file annual bedbug reports between 2021 and 2024, indicating a potential ongoing compliance issue. In late 2023, multiple emergency complaints were filed and subsequently closed, including issues with doors, stairs, plumbing (specifically a basin/sink), electrical outlets/switches, and indications of mold.
