The 20-unit, 6-story building at 172-18 Jamaica Avenue, constructed in 2016 and currently managed by Parthenon One Condominium, has experienced several recurring issues over the past two years, with the most significant being an ongoing heat and hot water system problem. Between late 2023 and mid-2024, there were multiple complaints regarding heat and hot water failures, with the Department of Housing Preservation and Development (HPD) repeatedly unable to gain access to units for inspection. The building faced pest infestations in November 2024, resulting in violations being issued to the property owner.

Flooring and stairway issues were reported in December 2023 and late 2024, though inspections did not result in violations. A December 2023 emergency response identified problems with smoke detectors, plumbing (basin/sink), and an appliance (refrigerator) that were subsequently closed. Earlier building history shows concerns about elevator service, with complaints in 2022 and 2024, the most recent resulting in an Oath Violation in February 2024.

The building was constructed with a single elevator device and lacked alternate service. Several 2019 complaints were related to construction safety compliance and plumbing issues, though these were ultimately rescinded. Currently, there are two active violations related to the failure to file required energy use benchmarking reports from August 2021. On a positive note, the building has maintained a clean record for bedbug infestations, with no reported cases in the past three years (2021-2024), as confirmed by three consecutive annual filings showing zero infested units during the reporting periods.
